The checks will include as a minimum;
The Fire Safety (England) Regulations 2022 made it a legal requirement from 23 January 2023 for responsible persons.
The following fire door regulations apply to buildings over 11 metres in height:
· Responsible Persons must check all fire doors in communal areas of the building at least every 3-months.
· Responsible Persons must check every flat entrance door within the building annually.
In any residential building with more than 2 dwellings, Responsible Persons should provide all residents with information about the importance of fire doors.
We will check the following at the periods as per the contract*.
Monthly:
• Carry out a routine inspection of the common areas
• Carry out a short functional test of the emergency lighting Six-monthly
• Check all fire doors, other than flat entrance doors, to ensure that they are undamaged and are effectively self-closing
• Arrange for maintenance of any fire detection in the common areas (e.g. to operate AOVs) by a competent contractor
Annually:
• Check all fire doors in the common areas to ensure that they remain in good condition and fit well in their frames
• Engage competent contractors to carry out a full (three hours) duration test on the emergency lighting
• If fire extinguishers are provided, they should be subject to maintenance by a competent contractor
• If automatic opening smoke vents are fitted, engage competent contractors to test their operation
• Arrange for maintenance of any fire suppression system
We will take on the responsibilities of measures to manage your block to ensure it is always in compliance with laws.
For example;
-Maintain Fire Doors
-Add Signage, as nescssary
-Maintain Fire Extinguishers
-Maintain AOVs
-Compartmentation Measures
-Other Fire & Safety Remediations.
The person responsible for making sure that:
The Regulatory Reform (Fire Safety) Order 2005 (the ‘Fire Safety Order’).
